How to choose a buyer’s agent on the French Riviera

By Xavier Alberini · Published 8 October 2026

Mandate, fees, local knowledge, reporting and evidence: what to ask before appointing a buyer’s agent on the French Riviera.

Understand who represents your purchase

A buyer’s agent supports the purchaser through search, assessment and negotiation. Ask how the adviser protects your priorities, how they are paid and what relationships they have with sellers or other intermediaries. Assess the clarity of the engagement and information provided, rather than relying on a promise of exclusive property access.

Check the professional framework and mandate

Identify the company, its professional licence holder and your day-to-day contact. Read the search mandate before signing: scope, duration, any exclusivity, termination, fees and payment conditions. These points should be understandable from the outset. Compare the overall cost and agreed services, rather than a percentage in isolation.

Assess practical local knowledge

Useful local knowledge connects your brief to neighbourhoods, journeys and daily life. Ask how the adviser would compare a sea-view villa in Cannes, an apartment in Nice and a family home in Valbonne. School access, markets and coastal proximity require property-specific checks as well as general knowledge of the area.

Ask for a transparent shortlisting method

Who searches for properties? How are duplicate listings handled? What reports follow each viewing? Which checks require a notary, architect or technical specialist? If you live abroad, ask how video tours are organised. A clear method distinguishes what has been checked from what remains uncertain.

Look for concrete evidence

Ask for genuine examples of support on comparable purchases and client feedback you can assess in context. Confidentiality may require anonymisation, but results should never be invented. A previous transaction is not a guarantee of price, yield or timing for your own purchase.

Prepare your first conversation

Explain your budget, purchasing capacity, preferred areas and essential criteria. Ask about next steps, reporting, fees and coordination with your notary. The conversation should help you decide whether the working relationship and method fit your expectations.
