FAQ
The French Riviera property market is extensive and fragmented: information can be scattered or incomplete. A buyer’s agent structures the search, analyses opportunities and centralises access to listed and more discreet properties, with one point of contact.
It is the agreement under which a buyer appoints a professional to assist with the search and purchase of a property. It sets out the area, property type, budget and scope of the engagement. It does not oblige the buyer to purchase.
Contemporary or Provençal villas, bastides, mas, stone houses, premium apartments, waterfront homes, properties with sea views, new developments, land and exceptional estates. Rental potential can be assessed when relevant to the project.
Some prestigious properties are offered confidentially through professional networks or directly between owners and intermediaries. Access relies on local market knowledge, an active network and a clearly defined acquisition project.
Once a property has been selected, the terms are negotiated and set out in a preliminary contract. Ownership, planning and technical documents are reviewed during due diligence. The purchase is completed before a notary.
After an offer is accepted, a preliminary contract is signed. Legal and administrative checks and any financing arrangements follow. In most cases, completion takes place around two to three months after the preliminary contract.
French Riviera Experts’ agency fees are included in the advertised property prices, except in specific cases, which will be expressly brought to your attention. Our fee schedule is available online.
These prices exclude notarial acquisition costs, commonly referred to as “notary fees”. These consist largely of taxes and duties paid to the French State and local authorities, together with administrative expenses and the notary’s remuneration. For an existing property, they generally represent 7 to 8% of the purchase price.
Depending on your project, additional costs may also apply, including financing, technical surveys, an architect or legal advice.
The local market is largely decentralised: several agencies may handle the same property. Presentations and information can therefore differ. The aim is to identify properties that are actually available and compare opportunities consistently.
