French Riviera Experts’ fees are part of a real estate acquisition support assignment, formalized through a search mandate.

Applicable Fees

• 6% incl. VAT of the acquisition price for a property up to €5,000,000

• 5% incl. VAT of the acquisition price for a property between €5,000,000 and €10,000,000

• 4% incl. VAT of the acquisition price for a property above €10,000,000

Terms

Fees are payable by the buyer, in accordance with the terms of the search mandate, which precisely defines the scope of the engagement.

They cover all services carried out as part of the assignment: structuring the search, sourcing opportunities, organizing viewings, analyzing properties, assisting with negotiations, coordinating all stakeholders, and supporting the process through to the signing of the final deed.

Fees are expressed as a percentage of the property’s acquisition price.

They become due upon the signing of the preliminary agreement (compromis or promesse de vente), following the fulfillment of any conditions precedent, and no later than the signing of the final deed, in accordance with French Supreme Court case law (ECLI:FR:CCASS:2018:C100946).
