To optimize the search process as well as the fluidity and organization of property viewings, we centralize the identification of opportunities through continuous market monitoring and the activation of a strong local professional network. Properties may be sourced both from the visible market and through off-market channels.
Only assets that match the defined search criteria and the verified acquisition capacity are presented, ensuring a credible and committed approach throughout the acquisition process.
Prior to any active search, we confirm the buyer’s financial capacity.
This may include verification of available funds or financing capability through appropriate supporting documentation. This step enables credible engagement in discussions and positions the buyer reliably with all parties involved in the transaction (notaries, lawyers, owners, etc.), while ensuring compliance with TRACFIN regulatory requirements applicable to licensed real estate professionals.

Market Analysis & Negotiation
Each opportunity is assessed based on several key criteria: location quality, price consistency with the local real estate market, intrinsic property characteristics, and medium- to long-term value potential.
This analysis allows us to position the buyer appropriately by benchmarking the asset against relevant market references, whether recent transactions or comparable properties currently listed for sale.
A market-aligned offer strategy is then defined and executed in a structured manner to facilitate a balanced agreement and the successful completion of the transaction.
Organization & Follow-up
To ensure a smooth and structured search process, regular follow-up is implemented throughout the assignment. Progress reports and search updates are shared, providing clear visibility on identified opportunities, completed viewings, and next steps.
When relevant, virtual viewings (WhatsApp, FaceTime, Zoom) can be arranged, supported by detailed feedback to facilitate remote decision-making.
We also assist in structuring the acquisition file in coordination with all stakeholders, ensuring a clear and consistent positioning throughout the transaction process.
Transaction Coordination
We coordinate the various stages of the transaction with all parties involved — notaries, legal advisors, and technical experts — through to final completion.
When necessary, we also facilitate technical and administrative verifications (due diligence), as well as interactions with architects, contractors, and relevant authorities, to secure the project and ensure its smooth execution.
